Lekki Gardens was expanding its portfolio with developments targeted at different audiences, from luxury waterfront properties to more accessible premium housing.

Our responsibility was not simply to increase awareness, but to help each development communicate a clear value proposition to the right buyers.

Each property appealed to a different audience, yet all needed to remain consistent with the parent brand. At the same time, we had to carefully manage market perception while the company navigated legal challenges that risked overshadowing new developments.

Discovery & Insights

Luxury buyers don't purchase property purely because of features—they purchase identity.

We discovered that audiences responded best when each development communicated a distinct aspiration rather than generic real estate messaging.

For example, the positioning around owning "a piece of Paradise" created stronger emotional resonance than traditional feature-led advertising.

We also found that this audience preferred direct communication around pricing, payment structure and construction progress rather than overly polished promotional messaging.

Strategy

We positioned each development independently while maintaining the credibility of the Lekki Gardens brand.

Rather than adopting a soft-selling approach, we leaned into confidence and clarity—highlighting investment value, pricing and flexible payment plans without unnecessary marketing language.

Outdoor placements were strategically concentrated around airports, major traffic corridors and premium districts across Lagos and Abuja to maximize visibility among high-intent audiences.
